The 250-unit assignment marks a strategic expansion of XFD’s third-party management platform beyond student housing.
CHAMPAIGN, IL | October 30, 2026 — XFD Real Estate, a private real estate owner-operator and property management firm, announced its appointment as property manager of The Fitzroy Grove, a 250-unit apartment community in Rogers, Arkansas. Awarded on October 5, 2026, the assignment marks XFD’s first conventional multifamily management engagement and an important milestone in the firm’s continued growth.
Located in the heart of Northwest Arkansas, The Fitzroy Grove offers a mix of studio, one-, two-, and three-bedroom apartment homes, complemented by contemporary finishes and a comprehensive amenity package that includes a resort-style swimming pool, fitness center, pickleball courts, and resident clubhouse.
Founded in 2016, XFD has established itself as an owner-operator and third-party manager specializing in student housing, with a track record of repositioning underperforming assets, executing complex operational turnarounds, and driving value through disciplined property management.
While student housing and conventional multifamily serve distinct resident demographics, the fundamental drivers of asset performance remain largely the same. XFD’s experience operating in the highly competitive and operationally intensive student housing sector has shaped a management platform built around revenue optimization, proactive maintenance, resident retention, and accountability at every level.
“Expanding into conventional multifamily is a natural progression for our business,” said Sam Mtunga, Founder and CEO of XFD Real Estate. “We’ve spent the last decade building an operating platform that can navigate complex challenges, execute business plans, and consistently deliver results. What has made us successful in student housing is not exclusive to that sector. It’s our approach to operations, our focus on the resident experience, and our ability to align day-to-day decisions with the owner’s long-term objectives. We’re excited to bring that same approach to The Fitzroy Grove.”
A defining characteristic of XFD’s management model is the direct involvement of its executive leadership in property-level operations. Rather than relying exclusively on traditional regional management structures, XFD’s corporate leadership works closely with onsite teams, providing direct oversight and support across leasing, marketing, facilities, financial management, and business plan execution.
At The Fitzroy Grove, XFD’s initial focus will center on strengthening resident engagement, elevating service delivery, refining leasing and revenue management strategies, and establishing a proactive approach to maintenance and capital planning. These initiatives are designed to enhance the resident experience, strengthen the community’s competitive positioning, and support sustainable long-term asset performance.
The assignment represents an important step in XFD’s broader strategy to expand its third-party management services across both student housing and conventional multifamily, while maintaining the high-touch, operations-driven approach that has defined the firm since its founding.
